Santana Row Mixed-Use Development

TRC was retained to provide geotechnical services for the Santana Row mixed-use development (formerly the Town & Country Shopping Center), a 40-acre site which includes 680,000 square feet of retail space, a 9-story hotel, 1,200 residential units, above and below-grade parking, a hotel, restaurant, cinema, parks, and plazas. The structures are three-story, wood-frame over two to four levels of concrete-frame.

Previous geotechnical work by others recommended that substantial soil over-excavation and replacement or deep foundations would be required to support these mid-rise structures. Based on TRC’s exploration and engineering analysis, conventional shallow spread footings were recommended, saving the developer, Maryland-based Federal Realty Investment Trust, approximately $4 to $5 million in construction costs over the previously recommended deep foundations.

The client saved an additional $4 million in off-hauling costs when TRC approved the re-use of on-site impacted soil below building foundations, while the use of on-site recycled asphalt and concrete further substantially reduced the client’s project costs associated with importing construction materials.
