In today’s dynamic real estate market, professionals face a myriad of challenges, from supply chain disruptions to complex regulatory constraints. At TRC, we understand these hurdles and offer comprehensive support throughout the entire real estate pipeline. Our advisors guide you through every stage of your project, from initial planning to environment, health, safety and sustainability (EHS&S) considerations.
Integrated Solutions for Real Estate Success
Whether you’re developing a new property, managing an existing portfolio, or navigating complex regulatory change, TRC resolves all your challenges. We work closely with you to understand your unique goals and develop strategies that not only meet current needs but position you for future growth.
Permitting and Compliance
With one of the largest multimedia air and land permitting teams in the country, TRC is able to quickly identify environmental resource issues and formulate practical, cost-effective permitting strategies to support the development of your project.
Construction Solutions
TRC provides construction inspections, testing and management for real estate properties. Our construction inspectors conduct fabrication quality assessments, non-destructive testing and personnel monitoring, as well as materials testing for soil, grout, mortar and concrete compressive-strength testing. We also help facilitate the process of building or renovating a property by supporting permitting and regulatory needs and providing construction oversight services. Our comprehensive expertise helps property owners achieve successful project completion while avoiding costly delays.
Industrial Hygiene and Hazardous Building Materials Management
Property owners and managers uphold responsibility for the health and safety of building occupants. TRC can help prevent, mitigate or abate hazardous building materials and contaminants by providing water loss and microbial (mold) assessment solutions; indoor air quality (IAQ) assessments; asbestos-containing materials consulting and testing; and lead-based paint testing, mitigation and removal.
In addition, our teams conduct sampling and laboratory analysis for other IAQ constituents, such as fibers in the air, metals, volatile organic compounds (VOCs) and other site-specific contaminants of concern.
Physical Security Solutions
TRC’s Certified Protection Professionals (CPP) and Physical Security Professionals (PSP) have consulted on and resolved security matters across the United States and Canada, including threat and vulnerability assessments, designing advanced surveillance, entrance and egress design and construction and active shooter training.
Types of Facilities We Serve
Residential
TRC streamlines residential property development by maintaining zoning regulations, building codes, environmental standards and permitting expertise. Our teams support every aspect of residential projects, from planning and construction management to maintenance and safety programs. Our comprehensive approach supports the successful construction of safe and healthy living environments while maximizing property developers’ return on investment.
Commercial
TRC’s unparalleled expertise is instrumental in driving success for ventures such as new developments or renovations of existing properties. Our multidisciplinary approach combines local knowledge with industry-leading practices, ensuring that your commercial property investments achieve their full potential.
Multi-Use
Managing multi-use properties often requires compliance with more regulations, permits, and construction guidelines than single-use properties. TRC’s experts stay up-to-date on the latest guidelines and regulations that affect these properties. Our integrated solutions help property owners and managers adapt to new challenges and ensure properties remain profitable.
Education
Academic institutions face unique challenges with their real estate assets — balancing student life, security and campus amenities with the need to maintain accreditation. TRC helps you maintain and protect classrooms, laboratories, offices, residence halls and athletic facilities, serving as points of pride for your institution and attracting prospective students and their families.
Healthcare
Hospitals, clinics and health care organizations must provide patients and staff with facilities that are not only clean and comfortable, but also meet the needs of modern medicine while adhering to the strict requirements of state and federal regulators.
